The Possible Reasons:

Pressure Reducing Valve

You likely have what is called a “pressure reducing valve” or “pressure regulating valve” (PRV for short), to regulate the water pressure in your home. These valves are mechanical in nature and subject to wear out over time.  If you notice your water pressure getting lower and lower, or starting strong and quickly tapering off to an unacceptable pressure, the PRV is a likely culprit.  Since they offer a high level of protection and are required by code, every home should have one.  (Well water supplied water systems in a home seldom have a PRV or need for one).  

Tub and Shower Valves

Modern tub and shower valves, whether individual or combination of both, are required to be pressure and temperature balanced valves.  If you have unusually dirty or hard water, the buildup of debris or scale can cause the diverter valves to malfunction, often resulting in very low pressure at that particular shower or tub.  Well water can be more apt to cause the buildup of debris or hard water deposits than city or county water.

Shower Heads and Faucet Aerators

You may experience a clogged shower head or faucet aerator screen from time to time, due to dirty or hard water deposits.  Removing the shower head and checking/cleaning the screens or replacing the shower head altogether can resolve some pressure problems.  Removing and cleaning or replacing the aerator on a faucet can often improve the flow and pressure on a lavatory or sink faucet.  

Broken Pipes

Usually a broken pipe will be obvious but if your water service line between the house and the meter is badly broken, this could result in a pressure loss.  Usually, the broken pipe will cause a wet spot in the yard and high water bill.  A leak bad enough to cause a pressure drop should be obvious, inside or out.  

Normal water pressure in your home should be somewhere around 60 psi. Your pressure could fluctuate plus or minus a few pounds for a county or city water supply and slightly less than 60 PSI if you are on a well system.
